HERS Ratings, commonly referred to as the HERS Index, is an industry standard by which a home’s energy efficiency is measured. In it’s simplest form a HERS rating can be likened to a miles-per-gallon (MPG) sticker for a home, whereby one can compare a home’s energy efficiency to another similar home.

Projected energy ratings, based on proposed building plans, can give home owners and builders an estimate of what a home’s efficiency will be like after construction, so that one may determine the most cost-effective measures to improve energy efficiency.

A confirmed energy rating, performed on an existing home, indicates a home’s current efficiency and requires a comprehensive assessment. This comprehensive assessment reviews the home to identify it’s various energy characteristics such as: insulation levels, window and door efficiencies, heating and cooling equipment, orientation and design elements of the home, and key energy tests normally consisting of: air infiltration testing, duct leakage testing, and ventilation testing.

Confirmed energy ratings also play a large role in assisting home owners and home buyers in qualifying for energy efficient mortgage (EEM) programs, and can be useful in displaying the value of efficiency upgrades made by home owners at the time of a real estate sale.

HERS energy ratings can also be used to qualify new homes for a wide variety of green and energy efficiency building programs, including: utility based incentive programs, Minnesota EnergyCrafted, Energy Star, LEED for Homes, and the National Green Building Standard.
